It's a new year and we are all most likely celebrating. It's been a complicated couple of years for our country, many families, and the construction industry. Like many, we made it to the new year with new dreams and visions for ourselves, our company and families.

One of the biggest changes with the adoption of the new IRC is the greater emphasis on energy efficiency. While this may cost builders a little bit more, a house with an insulated basement is more energy efficient and may add a greater perceived value to home buyers. Many people today wish to use their basements as additional living space, and a fully insulated basement lends itself to this purpose. The ability to finish a basement can even influence the sale of a home. Superior Walls foundations contain built-in insulation to meet this challenge. Our smart stud cavities also make it easy to add even more insulation without additional studding, insulating up to R-31 for colder climates. With Superior Walls, your foundations will always be warm, eliminating your code compliance worries.

-DAMP PROOFING

(See IRC Section 406)

All concrete and masonry foundations are required to meet damp proofing requirements. Superior Walls special high-strength, low-water concrete mix protects against water infiltration and meets IRC requirements right from the factory - without any additional damp proofing measures. While the special concrete mix resists water, our built-in rigid insulation acts as a vapor barrier, and urethane sealant forms a flexible expansion joint. Our foundations rest on a sub-footer of clean crushed stone, which provides extra support while allowing moisture to drain easily away. A 4 inch perimeter drain completes the job, channeling water to a daylight drain or sump pit. Superior Walls foundations are tested and proven dry, as noted in BOCA research reports 98-4 and 2172.

-BASEMENT EGRESS

(See IRC Section R310)

Recent events have created a renewed focus on safety and efficiency in the event of an emergency such as a fire or natural disaster. While much of this is focused on larger buildings, residential building codes have also been affected in some ways. Currently, it is required that every basement containing habitable space must contain a means of egress. Simply put, this is a way to escape or be rescued in an emergency. This may require builders to install egress windows or doors and make sure that window wells are large enough for a person to exit. Superior Walls are made to builder specifications, arriving on-site with custom openings for windows and doors - making it easy to meet IRC requirements.

-SOIL LOADS

(See IRC Chapter 4)

The IRC addresses two types of soil loads; load-bearing pressures and backfill lateral load pressures. Load-bearing pressures may be determined by either a soil load test or by consulting Table R401.4.1 of the IRC for presumptive values. Depth of stone beneath the foundation wall can be adjusted to compensate for soil capacity the deeper the stone, the more load the soil can hold. Backfill loads are determined by either the same soil test or by classifying the soil type (see Table R405.1 of the IRC). Superior Walls allow 60 pounds per cubic foot lateral load strength for the 9 foot height walls, and 45 pounds per cubic foot for 10 foot height walls.

-FOAM INSULATION AND FLAME SPREAD

(See IRC Section R 318)

Foam plastic insulation is usually required to have a thermal barrier of gypsum board installed to separate it from the inside of the building. In the Superior Walls system, however, the concrete wall is bonded directly to the foam insulation during the pouring process and no gypsum board is necessary to meet fire safety regulations. The concrete redirects the heat from a fire and reduces the oxygen fueling it from the back. Therefore, installation of a thermal barrier is not required. Additionally, the DOW insulation we use surpassed regulations in a fire test, recording a flame spread rating of 5 (IRC max is 75) and a smoke developed rating of 165 (IRC max is 450).

At Superior Walls, we have experienced professionals who make sure that our foundations adapt to the latest code changes in regions around the country. Our flexible design capabilities make it easy for you to meet the challenge of complying with IRC codes. When you need added strength, Superior Walls builds in additional reinforced concrete studs. For more warmth, our pre-insulated walls have smart cavities that easily allow additional insulation to R-31. Need emergency exits? Our foundations are custom built to your specifications, complete with spaces for egress windows or doors. Whatever the situation, Superior Walls is the answer to tackling your code problems, and building your foundations dry, warm, smart, and superior in every way.

Q: What is the Superior Walls foundation system?
A: Superior Walls foundations feature patented precast insulated panels that are formed in a factory-controlled setting and delivered to the new home job site, where the panels are carefully locked together and permanently sealed. The walls are custom-designed and built to virtually any architectural style, complete with window and door openings.

Q: What are the components of the Superior Walls system?
A:
Superior Walls panels are created in a factory, where high-strength 5,000+ psi concrete is formed directly to DOW ® insulation. Solid concrete studs provide support, as does a built-in concrete footer that rests on a sub-footer of clean crushed stone. The attention to detail is evident in features that make finishing basements easy, such as pre-engineered wiring access holes and furring strips for easy drywall installation.

Q: What makes Superior Walls better than conventional foundations?
A:
Superior Walls foundations are dry, using a special low water/cement- ratio concrete that requires no additional damp proofing. They are warm, with full-length insulation built in to increase energy efficiency. Superior Walls high-strength 5,000 psi minimum concrete is reinforced with steel rebar and polypropylene fibers for added strength. They are smart, with convenient features like built-in accesses for wiring and treated wood nailers for drywall. An important feature for builders is the speed of installation. It takes just five hours to install a typical home foundation.

Q: How many foundations have been installed?
A
: Since 1981, over 40,000 foundations have been installed.

Q: How are Superior Walls delivered and installed?
A:
After manufacture in a factory-controlled environment, Superior Walls panels are delivered to the new home job site on special carriers. There, cranes carefully lower the custom walls onto a bed of clean crushed stone, where they are permanently fixed into place by specially trained crews. A triple bead of Superior Sealant T forms a tight permanent seal against moisture. As soon as the foundation is in place, building can begin immediately - usually the same afternoon.

Great News... The Tax Credit for 1st time home buyers has been extended..

Better News... The Tax Credit has been expanded to include everyone!!!!

BUT... you need to take advantage of it quickly. You will have to be in your new home in June and there is lots of work to do to get you into your new custom built home. DON'T MISS OUT THIS TIME.

Homebuyers to get $8,000 cash back!!

There's a GREAT windfall for some homebuyers in the economic stimulus bill awaiting President Obama's signature on Tuesday. First-time buyers can claim a credit worth $8,000 - or 10% of the home's value, whichever is less - on their 2008 or 2009 taxes. A big plus is that the credit is refundable, meaning tax filers see a refund of the full $8,000 even if their total tax bill - the amount of withholding they paid during the year plus anything extra they had to pony up when they filed their returns - was less than that amount.

"I will qualify as a first-time home buyer, and I am currently set to get a small tax refund for 2008. Does that mean if I purchased now that I would get an extra $8,000 added on top of my current refund?" The short answer? Yes, Billings would get back the $8,000 plus what he'd overpaid. The long answer? It depends. Here are three scenarios:

Scenario 1: Your final tax liability is normally $6,000. You've had taxes withheld from every paycheck and at the end of the year you've paid Uncle Sam $6,000. Since you've already paid him all you owe, you get the entire $8,000 tax credit as a refund check.

Scenario 2: Your final tax liability is $6,000, but you've overpaid by $1,000 through your payroll withholding. Normally you would get a $1,000 refund check. In this scenario, you get $9,000, the $8,000 credit plus the $1,000 you overpaid.

Scenario 3: Your final tax liability is $6,000, but you've underpaid through your payroll withholding by $1,000. Normally, you would have to write the IRS a $1,000 check. This time, the first $1,000 of the tax credit pays your bill, and you get the remaining $7,000 as a refund.

To qualify for the credit, the purchase must be made between Jan. 1, 2009 and Nov. 30, 2009.

Buyers may not have owned a home for the past three years to qualify as "first time" buyer. They must also live in the house for at least three years, or they will be obligated to pay back the credit. Additionally, there are income restrictions: To qualify, buyers must make less than $75,000 for singles or $150,000 for couples. (Higher-income buyers may receive a partial credit.)

Applying for the credit will be easy - or at least as easy as doing your income taxes. Just claim it on your return. No other forms or papers have to be filed. Taxpayers who have already completed their returns can file amended returns for 2008 to claim the credit.

If the down payment on your dream home has been an obstacle for purchasing your new home, then we need to talk!

The Nelson Group can team up with you and the new opportunity for an interest free loan that can be used as your down payment. 

The housing rescue bill, soon to become law, is full of goodies for homeowners and those who aspire to be homeowners.

This law will allow a tax credit of up to $7,500 to first-time home buyers. Someone who has not owned a home in three years is considered a first-time homebuyer. The credit is for 10% of your home purchase price, up to $7,500. However, this phases out for higher-income homeowners. You would be eligible if you buy after April 8, 2008 and before July 1, 2009.

Not to be confused with a tax deduction, this one-time tax credit will reduce the homeowner's tax bill by up to $7,500 for the tax year in which the purchase is made.

This money does have to be repaid over 15 years, starting two years after you purchase your house. This makes the tax credit an interest free loan. If you were to take the full $7,500 tax credit, your income tax bill would increase by $500 a year for 15 years. If you were to sell your home before then, you would have to pay Uncle Sam the difference.

The Nelson Group has just implemented its long awaited scheduling system called HeadsUp. The HeadsUp scheduling system is internet based and will be a major improvement for clients, vendors, subcontracts, factors, supervisors, lenders, closing agents, sales as well as other employees concerning communications for any project they may be working on.

HeadsUp will send information by email or fax every morning about new projects, changes in projects, documentation about projects and more, to the parties responsible for performing the task, or someone just monitoring the task. So if you buy a new home from Nelson or Bennies Homes you will get a Heads Up each morning about you project!!! We are the only Modular Builder with a system like this in the state... yet another first for the Nelson Group!! We will be adding samples reports and links to our website soon. Keep an eye out for it.

Our Clients and Subcontractors will be able to log into HeadsUp to get data or update the status of a project. This will give us more real time control over the construction process, as well as more control over the construction process in general.

With HeadsUp, we should be able to better predict when a project will be complete. As we all know, that will help the final inspection process, the closing process, and the move-in process go more smoothly.

After 5 years in the approval stage.... CrabApple Estates is under construction.

This Subdivision totals about 30 acres with 23 1 acre lots. CrabApple Estates is located in the Roseland area of Nelson County on Jenny's Creek Road. The land is gently sloping and several lots will have a creek. Most lots will have mountain views.

CrabApple Estates will be served by a state approved hard surfaced road, county sewer and each lot will have its own well. There are covenants (that can be lived with) as well as an HOA to maintain the open space.

We are now taking reservations for lots. Currently, $36,000 will get you the lot with Nelson Homes as the exclusive builder. Give us a call for details... we will post pics on the web site under lots and land. I expect land home packages will sell between $185,000 to $300,000.
